Design to Bid and
Award Phase
Our focused pre-construction team will
help you to take advantage of opportunities to impact quality, safety,
performance, cost, and scheduling. During this "design
development" phase we will provide:
- Regularly updated construction
estimates to determine a Guaranteed Maximum Price (GMP).
- Preliminary schedule updates and the
development of trade work schedules.
- Consultation with architect/engineer.
- Pre-purchasing and early procurement
services.
- The development of work bid packages.
- Integration of the construction team
into design development.
- Preparation of a sound construction
logistics plan.
- Coordination of early
site/construction activities with final design development.

As your project evolves from the overall concepts phase to the final
drawings and specifications stage, the key to success will be the
generation of accurate and timely information by the construction manager.
Brookstone Builders, Inc. offers
extensive pre-construction and construction experience, and will put this
expertise to use by proactively investigating every opportunity for
project-efficiency and improvement, and by providing a formal list of cost
to value-added solutions.
Once design is completed, we will update
our quantity analysis and pricing, qualify pre-screened suppliers and
sub-contractors, and assemble a Guaranteed Maximum Price.
Effective Planning and
Value
Supplying qualified labor and quality materials at competitive prices
requires a thorough procurement strategy, which we will also develop
during pre-construction. With your approval, Brookstone Builders, Inc.
will negotiate final prices with approved trades-people and vendors, and
will issue the necessary documents to establish contractual agreements.
All unit pricing, alternates, schedule milestones, quality control
procedures, applicable wage scales, and safety regulations pertinent to
the scope-of-work will be contained in these documents.

Construction Phase -
Total Quality Management
Brookstone Builders, Inc. will make
available a fully functional field staff, capable of making accurate
logistic decisions and of providing complete support services, including:
- Project Activity Control
- Scheduling & Purchasing
- Documentation Control
- Project Cost Control
Diligent Monitoring
and Regular Communication Yield Maximum Efficiency
The Project Manager will prepare daily reports indicating the number of
workers on site, activities, quality of work, and any noted deficiencies.
Our on-site Project Manager will meet with the Superintendent each day to
discuss this report and to exchange information on all pertinent project
issues.
Weekly progress meetings will be
conducted with representatives from the Owner, Architect/Engineer,
Brookstone Builders, Inc., major tradesmen, and suppliers in attendance.
The Project Manager will produce meeting minutes and distribute them to
the team within 48 hours of the team meeting. Our on-site project staff
will also conduct weekly staff meetings to coordinate activities and to
implement directives outlined at the team meeting.
Scheduling for Success
The Project Manager and the Superintendent will be active in monitoring,
updating, and maintaining schedules, as well as determining and reacting
to schedule trends that might affect the completion date. These schedules
will include outstanding design issues, purchasing activity, vendor
drawings/submittals/approvals, material fabrication and deliveries,
construction activities, and start-up activities.
Brookstone Builders, Inc. will not only
develop the construction schedule, but will also interface the master
procurement schedule with the construction schedule, develop a purchasing
schedule matrix for your project, and generate bar charts, printouts, and
logic diagrams as required.
We will also update the integrated
design/procurement/construction schedule on a bi-weekly basis.
Documentation Kept
Simple Keeps Your Project Moving Forward
The project team will coordinate shop drawings and submittal processes,
and a "pending submittal list" will be reported at each weekly
progress meeting.
Brookstone Builders, Inc. will also
maintain a Request for Information (RFI) log, which will catalog and
cross-reference all information requests, and will coordinate as necessary
between the A/E, tradesmen, and suppliers; in addition, we will review and
compare all shop drawings to project drawings and specifications prior to
their submittal to the Architect/Engineer to ensure a faster approval
process.
- Submittals will be reviewed for:
- Dimensional accuracy
- Consistency with specifications and
drawings
- Consistency with the plans of other
tradesmen
- Scheduling impact
- Conformance with subcontract
obligations
A complete project documentation package
inclusive of as-built drawings, warranties, and appropriate manuals will
be furnished at project closeout.
Reliable and Automated
Cost Control
Our interactive, on-line cost accounting system will facilitate accurate
and efficient cost management by tracking actual and projected costs
against line items in the original budget.
This job cost system also provides
itemized listings of events with projected costs, and can generate a
variety of reports on an as-needed basis, such as:
- Job Cost Reports
- Tradesman Status Report
- Event Log
- Accounts Payable Report
- Certified Payroll Reports/Davis Bacon
